Bennington County Habitat for Humanity is searching for applicants to partner with us in our homeownership program.
Bennington County Habitat partners with people earning between 30% and 70% of the area median income.  Applicants must be in need of better housing, be able to pay a monthly payment for mortgage and escrow, and be willing to partner with Habitat.  We encourage those who are interested to contact our office immediately for information and to begin the application process.
Habitat builds homes with people who do not qualify for a conventional mortgage and cannot afford a typical home.  Since the Habitat home is built by volunteers and is sold at cost, the mortgage payment on the home is usually less than what a family is paying in rent. A Habitat home provides quality housing at an affordable price.

Criteria and Application Process

Three fundamental criteria used by Habitat for Humanity for selection:

  • Need for Shelter:  The applicant's current shelter is inadequate because it is either structurally unsound, overcrowded, has unsanitary or unhealthy conditions, or the resident is paying more than 50% of household income for housing.
  • Willingness to Partner:  The applicant agrees to and completes sweat equity hours and participates in the partnership program, which may include financial counseling and household management education. Acceptance of the sweat equity requirement is one indicator of an applicant’s willingness to partner with Habitat. Rather than requiring an exact number of hours, Habitat expects the partner meet the spirit and intent of the requirement. BAHfH homeowner partners, designated friends, and extended family members have often completed more than 500 sweat equity hours.
  • Ability to Pay: The applicant's household income should be stable and adequate in order to take on a 30 year mortgage. The total monthly income of an applicant must fall within Habitat's guidelines for affordable housing. A low debt load and a good credit score are important. A homeowner’s monthly payment to Habitat includes mortgage premiums and escrow payments for home insurance, property taxes, and homeowner association fees where applicable. The monthly payment is set so it does not exceed 30% of the partner's annual income. This payment does not include utilities. The Selection Process

Timeline of events:
  1. Application is received and reviewed
  2. Strong candidates will be asked to provide material to verify income information stated on their application (copies of income tax return, pay stubs, etc.)
  3. Two Habitat representatives will arrange an interview at the applicant's current residence.
  4. A credit check will be completed. References will be contacted. A criminal record and sex offender check will be completed, as required by Habitat International.
  5. After very careful consideration of all qualified candidates, the Selection Committee and the Board of Directors will make a final decision and contact the selected families.
